The value package includes everything in the basic package plus a steep discount on tenant placement services, a discount on apartment sanitation services, an additional property inspection each year, additional financial reporting, and we'll simplify your life by coordinating the payment of certain regular costs incurred by your property.
The premium package includes everything in the basic package plus a 100% discount on tenant placement services, a 100% discount on apartment sanitation services, and 3 additional property inspections per year.
Basic financial reporting includes a monthly operating statements and ledgers for each property managed and across all properties managed. Advanced financial reporting also includes monthly balance sheets, and budgets for each property managed and across all properties managed.
A minor repair is simple maintenance typically that costs under $1,000 and can usually be paid directly from the reserve fund. Think paint touch ups, a little wall repair, etc. A major repair is a more-complex and more-expensive project that requires extensive shopping for quotes, continued oversight, and additional funding from the owner. Under the basic package, we will still oversee major repairs, but may bill a surcharge.
